Selling a home

This is the order of the work. The listing fee and the prep timeline already published for this practice are on the sell page. Closing costs and transfer tax are on the costs page.

Price

Start from sold houses a buyer would actually compare, on a date you can name. A city median is not a price for one house.

Prep and disclosures

Repairs, staging, and the disclosure packet happen before the first showing. What you already know about the house belongs in that packet.

List and offers

Once it is on the market, the questions are the offer price, the contingencies, and the close date. Those are negotiated in the contract, not in a slogan.

Escrow

Title, the loan, and the inspection contingency run on the contract calendar. Who pays which closing cost is also in that contract. See the costs table for the transfer-tax rates in the core towns.
